Terms and Conditions
Last updated: November 3, 2026
These terms apply to your use of joshuapp.com and the Joshu application. By using Joshu, you agree to them. If your association has signed an agreement with Joshu, such as a pilot agreement, that agreement also applies, and it controls where it differs from these terms.
The service
Joshu helps association boards and their property managers keep track of matters, to-dos, messages, documents, decisions, meetings and compliance in one place. Features may change as we improve the service, and during the pilot some features may be limited or still being refined.
To give support, investigate a problem or keep the service secure, a small number of named Joshu staff can view an account and the records it can see, for a limited time, and can suspend an account or restore it, sign a person out everywhere, add a person to an association or send a person's original invitation again, and can update where a feature request stands. Each of these is recorded in the association's history, and the association's administrators are told when staff view an account. The person whose account is viewed is not notified each time. To run and secure the service, staff can also see people lists, usage counts, feature requests and the history of actions with the values that changed, and retry a background job that failed; these are recorded in Joshu's own staff record. Joshu staff never vote, answer decisions, sign or approve minutes, write or send messages as anyone, or export records for anyone. The privacy policy explains this in full.
Accounts
Accounts are created by your association or by Joshu. Keep access to your email account and your sign-in secure, and do not share your account. Tell us promptly if you believe someone has used your account without permission. Your association can change or remove your access.
Joshu does not give legal advice
Joshu organizes decision workflows using your association's configured policies, its uploaded governing documents and selected guidance. Recommendations and reminders need a person to confirm them and do not replace review by your association's counsel. Joshu is not a law firm and does not provide legal, accounting or financial advice.
Your association and its board remain responsible for their decisions and for following the law and the association's governing documents, including notice, quorum and voting requirements.
Decisions and records
Joshu records decisions; it does not make them. Board Input is never a vote. Board Votes are recorded only in an open meeting with confirmed quorum. Finalized records, such as recorded votes and approved minutes, cannot be changed; corrections are added as linked amendments. A closed matter is locked: the person who closed it may correct its details for a short time, and after that only a manager or admin can reopen it, with the reason kept in its history.
Text that carries the assistant's label was written by Joshu and must be reviewed by a person before anyone relies on it.
Your content
Your association owns the records it keeps in Joshu. You give Joshu permission to store, process, display and send that content only as needed to provide the service to your association. Your association can export its records.
Acceptable use
Use Joshu only for your association's business and in line with the law. Do not upload content you have no right to share, try to reach another association's information, interfere with the service, or use it to send unsolicited messages.
During the pilot, do not upload material protected by attorney-client privilege.
Fees
Fees, such as the pilot price of $149 per month per association, are set out in your association's agreement or order. Unless that agreement says otherwise, fees are billed monthly and are not refundable.
Availability
We work to keep Joshu available and to back up your records, but we do not promise that the service will be uninterrupted or free of errors. We may suspend access briefly for maintenance or to protect the service and its users.
Ending use
Your association may stop using Joshu as its agreement allows. We may suspend or end access that breaks these terms. When an association leaves, it can export its records before they are deleted, as described in our Privacy Policy.
Disclaimers
Except as stated in your association's agreement, Joshu is provided "as is" and "as available", without warranties of any kind, to the extent the law allows.
Limitation of liability
To the extent the law allows, Joshu is not liable for indirect, incidental, special or consequential damages, or for lost profits or data, and Joshu's total liability for any claim is limited to the fees your association paid for the service in the 12 months before the claim.
Governing law
These terms are governed by the laws of the State of Florida, United States, without regard to its conflict of laws rules.
Changes to these terms
If we change these terms, we will update the date above and, for important changes, let associations know before the change takes effect. Continuing to use Joshu after a change takes effect means you accept it.
